The word "level" oversells it a little. No house in North Texas is perfectly level, and chasing perfection on clay this active does more harm than good. What you want is a house that's stable and within tolerance, with doors that close and floors that don't slope underfoot.

Leveling the Whole House, or Repairing One Section

It's worth sorting this out early, because it changes the scope and the price.

Sectional repair deals with one part of the perimeter that has dropped. Piers go in along that wall, and nothing else is touched. Most jobs are like this.

House leveling deals with the whole structure. It applies when the readings show the house is out of level across several rooms, or when the low points don't line up with a single wall.

You can't tell which one you need by walking around. You need the floor height numbers first, which is why every job starts with an inspection.

How House Leveling Works

  1. Measure everything. Floor heights are recorded room by room across the whole house. The readings produce a map showing where the house has dropped, and by how many inches.

  2. Engineer's plan. A Texas licensed engineer reads the survey and specifies the lift: which points get supported, how many piers, and how far each section comes up. In Garland this is required once the job is worth $2,000 or more, along with a stamped pier diagram and an elevation assessment plan.

  3. Support and lift. Piers go in at the specified points. Hydraulic jacks raise the house gradually, with readings taken as the lift goes on.
