Where We Work
- Rowlett Lake shoreline. Very few pre-1960 homes.
- Sachse Six soil series. None covers even a third of the city.
- Richardson Calmer soil on 44% of the city. Permits go by pier count.
- Mesquite The city stopped inspecting foundation repairs in 2002.
- Murphy 90.8% of homes built since 1990. Mostly one soil.
- Sunnyvale The most mixed ground in the region. Home to Trinity, our highest clay reading.
- Balch Springs Sandy topsoil over clay on about half the city.
- Wylie Mostly Heiden soil, not Houston Black. Permits take 5 to 10 business days.
- Plano The most clay in the group. A full plan review for permits.
- Rockwall The most lake shoreline. An engineer's seal on any foundation addition.
Why the City Matters
The soil under Plano reads 17 for linear extensibility. Ten miles south, the soil under Richardson reads 7.5. That's more than double the swelling power across one city line, and it's one reason why foundations fail differently across North Texas.
Permits differ just as much. Garland needs a permit once a repair is worth $2,000. Richardson goes by pier count. Mesquite needs a permit for any repair at all, and it doesn't send an inspector. Whatever city you're in, its page covers the rule that applies to you.
